Types of Boundary Surveys

An individual may want to identify their property lines for many reasons, including to avoid a land dispute, or knowing where they can legally place a fence, garage, pool, or more. When it comes to boundary surveys, there are two main types. These include:

  • Retracement Survey: The practice of locating boundaries is neither a purely legal, nor a purely scientific process. The retracement surveyor needs to use his knowledge, combined with skills in research and investigation, in order to “follow in the footsteps” of the original surveyor of the property. Boss Engineering has the expertise necessary to accurately perform your retracement survey.
  • Land Division: Sometimes referred to as a parcel split. This is a method of dividing the property into smaller parcels for development purposes and is regulated by the state and local municipalities. The land division process varies among local municipalities; however, most involve submitting a preliminary sketch that shows the boundary, site features, proposed divisions, and zoning information. Following approval, the new parcel corners are set, the survey is finalized to comply with Public Act 132 of 1970, as amended, and the survey is recorded at the Register of Deeds Office.
